-We try to provide a peaceful and comfortable environment so you can just relax and enjoy your visit
To do this we need to make some rules and we hope these are easy and allow everyone to have a good time with us so, we have small print for your protection
First and foremost - Aaran House is our home. Guests are permitted entry by invitation only. If you disrespect us or other guests then you will be asked to leave. If you damage our property or our reputation then you will be asked to pay compensation. We welcome you to our home - please treat it as carefully as you would your own home

-All guests are deemed to have read and accepted these Terms and Conditions when the booking is made.
During their stay, guests can enter and leave without restriction on hours, providing other guests will not be disturbed
Sorry, we have no facilities for severely disabled persons, children under 5 years, or pets
Aaran Guesthouse operates a strict non-smoking and no-vaping policy for your comfort and safety
Left property is kept for 3 weeks then disposed of. Guests may pay to have their left property forwarded to them.
Meals can be eaten in the dining room at any time but never in the bedrooms
Any damage however caused must be paid for - at replacement cost. This includes breakages, loss, staining or smoke contamination (see section on "No Smoking"). We reserve the right to make charges for such loss and/or damage without notice, using retained credit or debit card data.
Any costs involved in recovering monies and debts owed to Aaran House will be added to the total debt.
We cannot accept more than 2 person per room under any circumstances. "Extra" guests will be turned away at the door and the whole booking may be cancelled without refund. Any guest arriving with an infectious or notifiable disease will be turned away at the door without refund.Notifications from e.g. booking.com to vary bookings will not be accepted - our contract is for the booking terms and conditions agreed with booking.com at the time of booking and may not be varied afterward by either party without prior agreement between all parties".
We operate according to all applicable UK laws and regulations as far as practicable.
-We strongly advise guests take out suitable travel insurance to adequately protect against financial loss due to cancellation, delay, accident or other mishap - however caused.
-We will not accept liability for additional costs you may incur, (for example travel, loss of salary or insurance) We advise you to take out insurance to cover your losses in the event you or we have to cancel your booking.

The guest will be charged 70% of the total price if they cancel after reservation and the total price if they cancel in the 30 days before arrival. The guest will be charged a prepayment of 70% of the total price after reservation and the remaining amount in the 30 days before arrival.

Expedia
Standard rate bookings are fully refundable up to 30 days prior to arrival. 30 days or less before arrival full payment is required and is non-refundable. Deposit (first night's payment) may be taken at time of booking. We attempt to take full payment up to 30 days prior to arrival.
Expedia operate either "Hotel Collect" or "Expedia Collect" prepayment systems. Check Expedia terms and conditions.

Require a non-refundable deposit (1 night) up-front. The balance may be taken any time up to 30 days before arrival. unless payment of the balance on arrival has been agreed. Cancellation with less than 30 day's notice will be charged at the full rate for the stay
- ALL BOOKINGS - Important !
Credit card details must be valid or the booking cannot be honoured. Booking.com (etc) will cancel your booking if you are unable to update invalid card details within 24 hours of request.
"No-show" incurs full charge for the booking - NO EXCEPTIONS
Please check carefully you have booked the correct room, because we may not be able to change rooms for you, depending on other bookings.
Also, please note ALL our rooms are reached via stairs - if you cannot climb at least 15 stairs then you should probably seek alternative accommodation
-Booking Contract
Bookings made by email are considered binding, as are phone, online, postal or personal applications
The person making the booking must be over 18 and have authority to act for the persons requiring accommodation
Aaran Guesthouse is a bed and breakfast guest house and we reserve the right to cancel bookings according to circumstance.
If we have to cancel your booking, we will try to find equivalent accommodation close by or refund your deposit
Recently, we tried to introduce a card processing fee of 1% for all card transactions
(which typically cost us 4%), commencing 1st March 2017, but the online agents are preventing us from collecting this.
-Check-in is after 1 pm
Check-out is by 10 am
Guests staying later than 11 a.m. (or leaving unattended luggage) may be asked to pay for an extra day's stay.
We can prepare your room earlier, if required, by prior arrangement but this depends on previous guests departure We can accommodate drop-off of luggage at other times, by arrangement
Rooms are normally cleaned between about 11:00 am and 01:00 pm. Outside these hours, rooms will not be cleaned apart from exceptional circumstances.
During their stay, guests can enter and leave without restriction on hours, providing other guests will not be disturbed
Please consider how much luggage to bring with you - we cannot carry heavy bags upstairs
Telephone calls are accepted between 10 am and 8 pm
Calls made outside these hours will not be accepted
-Any guest caught smoking or Vaping on the premises will be asked to leave immediately at full booking cost - NO refund.
All guests are deemed to have read and accepted these Terms and Conditions when the booking is made
No smoking, vaping or takeaway meals allowed in any of the rooms
Smoking or vaping out of the windows is not permitted
Any staining or damage to bedding or property caused by smoke or takeaways will be charged for £100 Specialist cleaning charge will be applied if you smoke in the room or out the window. Other damage to room furniture, bedding or fitments etc. - will be charged for (replacement cost)
You may be held personally liable for all costs attributable to your smoking, including any private actions brought by fellow guests as a result of their personal or property loss caused by fire, smoke damage, abruption of holiday, insurance claims (etc).
Tampering with the smoke alarms may cause a false alarm and call-out of the Fire Brigade. Tampering with smoke alarms and fire safety equipment is a criminal offence and you will be reported
-Contractors and long-stay visitors are welcome (check availability and prices on 01305 766669)
Early breakfasts (before 8:30 am) may be possible (please phone us in advance) but we cannot arrange multiple sittings. Please give us 48 hours notice of any special dietary requirements (to buy the food). Breakfast times are 8:30 am till 9:15 am
Please telephone us on the day of arrival to let us know approximately when you will be arriving. If you think you will be more than two hours later than this time then you MUST phone again to update us or you may not be able to gain entry
-We do not advertise wifi, either free or paid. This means we are NOT responsible for any connection or speed issues you may experience if you use wifi while at Aaran House.
Please note, there are nearby establishments which offer free wifi (eg Cobweb cafe, "Cloud" hotspots)
-Aaran House is a private bed and breakfast guest house and our home, therefore private.
Any attempt to force entry via the front door(s) or elsewhere in the curtilage will be treated as forcible entry and police will be called immediately.
Aaran House has an absolute policy operating since 14th December 2007 to refuse any and all renewing/rolling/deemed/ subscription contracts and makes this clear to all contacting organisations. Any attempt to manipulate a "one-off" transaction into a repeating transaction will be treated as deliberate fraud and will be reported to appropriate authorities. Any misrepresentation, misleading sales or attempted mis-selling will be reported similarly
All abusive, threatening or potentially fraudulent calls are reported to appropriate authorities as a matter of absolute policy. Similarly, we report all attempts at blackmail or libel via bad reviews etc.
Aaran House was approved to Quality in Tourism "3 Star" rating from approximately 1994 to 2009. We are not currently members of the scheme since we believe membership was not cost-effective.
Please close the glass door (business threshold) every time for your protection and the sake of fellow guests. Please do not force the doors – they should operate smoothly and easily – if not ring reception bell so we can fix it. Please do not force the string-pull light switches in the bathrooms - they are there for your safety
We cannot accept any mail for guests or visitors – Only mail intended for Aaran House will be accepted.

-Aaran Guesthouse is one of only 3 guesthouses on Weymouth sea-front in the Jurassic Coast Quality Business Scheme and probably the only one to be awarded 'Welcome Jurassic Host' (excellence) by Southwest Tourism.
We hold Trip Advisor Certificate of Excellence Award plus a Booking.com plaque awarded for excellence in 2014
We also hold food safety and hygiene awards (silver) and a current ROSPA Certificate., plus training certificate in food allergies and intolerances
We were rated "3 Star" by Southwest Tourism for 13 years but have continually improved our standards since pulling out of the scheme in 2011.
We are one of the few guesthouses in Weymouth who regularly renew beds, carpets, redecorate and invest in the business every year.
We hope our continued commitment to quality and service is reflected in our guests enjoyment of their stay with us.

Guests have the right to reasonable expectation of privacy, as determined by prevailing UK and EU legislation.
Aaran Guest House is committed to minimising waste and energy loss, consistent with providing the best possible B&B experience for our guests during their holiday with us
We will embrace actions to achieve these aims and replace inefficient equipment and methods as soon as reasonable
We will endeavour to improve our knowledge and practice of Green Awareness principles and seek to communicate Green Awareness to our guests and through our website
We are carrying out these activities in connection with the legacy Jurassic Coast Quality Business Scheme and the Dorset and New Forest Tourism Partnership.
Our measures include low-energy lighting where possible, minimising fuel usage including petrol, recycling cardboard and food waste disposal via authorised agent
